TH developed the 43 home Benson Glen project in Renton, Washington. The project was a demonstration project with King County for under 80% Area Median Income restricted ownership homes. TH also renovated an 80-unit apartment project with Low-Income Housing Tax Credit financing.

2009 – 2020: Jim moved to California in 2008 and developed a pocket neighborhood in Petaluma, California. Keller Court Commons (KCC) is eight 2 BR 2.5 BA (1,400 to 1,600 SF) detached compact homes clustered around a u-shaped commonly owned landscaped courtyard. Each home is on a separate lot with a private front yard and a usable covered front porch. Assigned garages and unassigned open parking are located on an alley-like private drive. A private community building is located on the east side of the courtyard with adjoining Bocce court and fruit orchard.

2021: Jim is developing a small infill project of three homes in Langley, WA. The homes are 3 blocks from the village center and will be net-zero. Jim also continues to be an advocate for affordable workforce housing.
